Antigua is a 281 km² island in the eastern Caribbean with what the tourism board describes as 365 beaches. The villa rental market splits across three primary zones: Jumby Bay (the private-island Oetker Collection product, 300 acres two miles off the Antigua coast, 40 rooms and luxury vacation villas plus the Jumby Bay Private Estates collection), Mill Reef Club (the 1947-founded private members club at the south-east tip, villa-rental access via members or sublet), and the English Harbour cluster (Galleon Beach, Falmouth Harbour, Nelson’s Dockyard) on the south coast. The ranking is by overall quality at the villa’s price point. The number-one villa is not the most expensive. It is the one we would book first given the choice across all twelve. Prices below are peak season (December 15 to April 15), 7 nights, before Antigua 14% ABST tax, service (5 to 10%), staff gratuity ($400 to $1,200 per staff member per week), and watersports. Christmas and New Year carries a 60 to 130% premium over the regular peak. The Jumby Bay Estate Homes hold the trophy positioning; the Mill Reef Club inventory comes online only through members or the club channel.

The single biggest filter on Antigua is the Jumby Bay question. Eleven of the editorial-grade villas above $30,000 weekly sit on Jumby Bay, accessed by a 7-minute resort launch from the mainland and managed under the Oetker Collection standard. The trade is a contained-island week with the resort F&B and amenity included; the alternative is the larger Antigua trip pattern with car rental, dinner reservations across the island, and beach-hopping across the 365-beach coastline. Both are valid. The wrong assumption is that one is a substitute for the other.

What we would change: the harbour is the working marina and the morning yacht traffic carries to the terraces. Light sleepers should take the upper bedrooms or book away from the working dockside.

Why it ranks here: Nonsuch Bay sits on the east coast, 25 minutes from St John’s and 30 minutes from English Harbour. The three-bedroom villas above the bay deliver protected-reef swimming, sunrise terraces, and a value-tier price-band that runs 40 to 50% below the equivalent Jumby Bay or Mill Reef configuration.

What we would change: Nonsuch Bay is a quieter east-coast position. The restaurant density is thin; plan five villa dinners across the week with one English Harbour and one Jumby Bay-side dinner as the break.

Eight villas we considered and passed on.

Properties listed across the major Antigua villa platforms in the same price range as the ranked twelve. One sentence each on why we did not include them.

  • The Jolly Harbour six-bedroom listed at $14,000 / week. Jolly Harbour is a working tourist-marina cluster with package-resort density. The villa positioning is real but the surrounding development pattern does not match the editorial standard.
  • The Dickenson Bay seven-bedroom listed at $22,000 / week. Dickenson Bay is anchored by the Sandals Grande Antigua all-inclusive. The villa beachfront sits adjacent to the resort beach and the day-club density is the trade.
  • The Five Islands eight-bedroom listed at $36,000 / week. Listing claims direct beach. The actual property sits one block back from the coast road across a public path. The privacy claim is not real.
  • The Hermitage Bay six-bedroom listed at $42,000 / week. Hermitage Bay is anchored by the resort of the same name. The villa rental option exists but the property is adjacent to the working resort and the all-inclusive pattern. Not a true private-villa week.
  • The St John’s harbour-side four-bedroom listed at $9,800 / week. St John’s is the working port (cruise-ship terminal, container dock). The villa is not in the right zone for a $20,000-plus weekly villa stay.
  • The Long Bay five-bedroom listed at $24,000 / week. Pattern of deposit-return disputes documented in three reader emails. The owner declined to respond to our written inquiry.
  • The Nonsuch Bay six-bedroom listed at $32,000 / week. AC failed in three bedrooms on a 2025 site visit during a heatwave week. Owner will not commit in writing to repair before arrival.
  • Mid-tier off-island private villas marketed as ‘Jumby Bay area’. Multiple Antigua mainland listings on Airbnb position themselves with Jumby Bay branding while sitting 15 to 35 km from the Jumby Bay ferry dock. The Jumby Bay product is the island. Mainland properties using the brand are not the same trip.

Why the island is the trip.

Jumby Bay Island is a 300-acre private island two miles off the north coast of Antigua, accessed via a 7-minute private launch from the resort’s mainland dock. The property is operated by Oetker Collection, with 40 hotel suites and a separate Private Estates collection of villa rentals (Estate Homes from four to eight bedrooms, plus the trophy Tý Compton). The villa week includes butler service, the full resort F&B (typically four restaurants), all watersports, golf-cart transport across the island, and access to the Estate Beach. The island is car-free; the transport is electric golf cart on dedicated paths.

The trade is the contained-island commitment. Off-island dinners (English Harbour, Hermitage Bay, the new Hyatt Regency Antigua) are possible but require the 7-minute launch ferry on a schedule and the road trip back to the mainland dock. For groups who want to base on Antigua and explore the 365-beach coastline, the English Harbour or Galleon Beach zones offer easier road access. For groups who want the contained island as the trip, Jumby Bay is the credible answer in the Caribbean alongside Mustique and the BVIs.

The methodology.

The ranking is built from four inputs: on-site stays (we have stayed in three of the Jumby Bay Estate Homes across 2023, 2024, and 2025), site visits without stay (4 properties), management interviews (all 12, conducted between November 2025 and April 2026), and verified guest reports from readers who booked through us. The list is refreshed quarterly. The last refresh was May 2026. The next is August 2026.
