Barbados is the Caribbean villa market that runs on staff. The west coast tradition of butler, cook, and housekeeping included in the rate is older than the platform villa market itself. A six-bedroom Sandy Lane Estate villa over Christmas, with five staff, the cook preparing two meals a day, and the butler running the bar service through dinner, is the most service-heavy villa week sold anywhere. The headline rate is high. The total cost compared to a Mediterranean equivalent at the same headline rate is often lower once the staff and chef and groceries are summed.
The peak window is January through April. From the third week of December through Easter, the island runs at maximum and the price holds. The two true peak windows are Christmas week (a 14-night minimum on premium villas, spanning into New Year) and the late-January through mid-February London-school-holiday window. The hurricane season runs June through November, but Barbados sits outside the main hurricane track and the actual storm-disruption rate over the last decade is below 8 percent of summer weeks.
The neighborhoods divide cleanly along the west coast. Sandy Lane Estate is the gated premium core, anchored by the Sandy Lane Hotel and the Tom Fazio courses. St James north of the Estate (Mullins to Gibbs Beach) holds the lower-priced beachfront villa cluster. St Peter (Speightstown) is the quieter old-money pocket. Holetown is the walkable village. The south coast (St Lawrence Gap) and the east coast (Bathsheba) are not villa-week bases for the audience we serve.
