Anguilla is a 91 km² British Overseas Territory in the northern Leewards, with the villa rental market priced higher than nearly any other Caribbean island. The full-staff inclusion rate (cook, housekeeper, butler, gardener in the headline rate) runs roughly 75% across editorial-grade villas, which sets the Anguilla market apart. Access is via St Maarten (SXM), 25 minutes by ferry or 12 minutes by charter flight to Anguilla’s own runway (AXA). The villa beaches that matter are Meads Bay, Barnes Bay, Long Bay, Rendezvous Bay, Shoal Bay East, and Sandy Hill. The full-staff Little Harbour cluster (Kishti, The Beach House, Le Bleu, Indigo) sits between Meads and West End Bay, all managed by Little Harbour Estates.

The ranking is by overall quality at the villa’s price point. The number-one villa is not the most expensive. It is the one we would book first given the choice across all twelve. Prices below are peak season (December 15 to April 15), 7 nights, before Anguilla 10% accommodation tax, service (6 to 10%), staff gratuity ($400 to $1,200 per staff member per week), and provisioning extras. Christmas and New Year carries a 60 to 140% premium over the regular peak.

The single biggest filter in Anguilla is the beach question. Meads Bay (1.6 km of soft white sand, the flagship villa beach) prices 25 to 40% above Barnes Bay (similar quality, lower density). Long Bay holds the trophy independent estates (Santosha, Nevaeh, Sea Villa). Rendezvous Bay holds the southern-exposure villas with the Saint Martin sightline. Shoal Bay East is the postcard beach but the villa inventory is thinner; most villas sit one set back from the sand. The Christmas-week 14-night minimum is the editorial standard. What we would change: Little Harbour is a single small bay shared between four to five Little Harbour Estates villas. The privacy is high but the beach itself is small (roughly 80 m of sand). For the long-walk beach week, Meads or Long Bay is the better answer.

Why it ranks here: Rendezvous Bay runs 2.6 km on the south coast, with views to Saint Martin and a flatter, coarser sand than Meads. The three-bedroom seafront pick delivers southern exposure (sunset across the channel), the CuisinArt and Anacaona resort restaurant fallback, and the value-tier entry on the editorial list. Right for two couples plus a guest who want a different beach to the Meads-Barnes-Long axis.

What we would change: the south-coast positioning runs warmer with less northeast trade-wind cooling. August through October the property runs hot; the editorial list weeks for Rendezvous are December through April.

Eight villas we considered and passed on.

Properties listed across the major Anguilla villa platforms in the same price range as the ranked twelve. One sentence each on why we did not include them.

  • The Sandy Ground five-bedroom listed at $18,000 / week. Port-side position. Late-night noise from the strip’s rum-shacks and live music carries to the terraces until 1am. Sleep quality is the issue.
  • The Island Harbour four-bedroom listed at $14,000 / week. Working fishing village, narrow-beach east-end position, limited villa infrastructure. The trip is not a villa week; it is a hotel stay in a small village.
  • The Shoal Bay East six-bedroom listed at $32,000 / week. Listing claims direct beach. The actual property sits one set back, with a beach-club shared-access path that is publicly used. The privacy claim is not real.
  • The Meads Bay seven-bedroom listed at $58,000 / week. Pattern of deposit-return disputes documented across four reader correspondences in 2024 and 2025. The owner declined to respond to our written inquiry.
  • The West End Bay five-bedroom listed at $24,000 / week. AC failed in two bedrooms on a 2025 site visit during the peak February heat. Owner will not commit in writing to repair before arrival.
  • The Long Bay six-bedroom listed at $42,000 / week. Pool not gated. Listing claims family-friendly. Two recent guest complaints in our inbox about the steps from the upper terrace to the pool deck pose a child-safety concern.
  • The Barnes Bay seven-bedroom listed at $48,000 / week. Manager non-responsive across three separate inquiry tests in February and March 2026.
  • The Sandy Hill four-bedroom listed at $16,000 / week. Generator backup claimed in the listing. Confirmed non-functional on a 2025 site visit. August power outages are a documented pattern on the east end.

Why the cook is included.

Anguilla holds the highest full-staff inclusion rate of any Caribbean island we cover. Roughly 75% of editorial-grade villa rentals include a cook, housekeeper, butler, and beach attendant in the headline rate. The Little Harbour Estates cluster runs the standard at the trophy tier (The Beach House, Kishti, Indigo, Le Bleu) with a full chef on the team. The Long Bay independents (Santosha, Nevaeh) match the standard. The reason is structural: Anguilla’s villa rental industry developed around full-staff service from the 1990s and the buyers who arrive expect the format.

The cost math holds at the trophy tier. A six-bedroom Meads Bay villa at $42,000 per week with full staff and chef included compares to a six-bedroom property in Turks and Caicos at $32,000 per week without chef. Once a chef is added in TCI ($4,200 to $6,200 per week plus food), the Anguilla rate runs comparable with the staff team included at no additional contracted cost. The Anguilla market is higher all-in but more transparent.

Confirm in the contract: the chef’s daily hours (10 to 12 is typical, with one day off per week), the food provisioning protocol (the chef typically does the daily shop with the villa-allocated food budget set at $180 to $320 per guest per day), the wine and spirits exclusions (premium wine is typically billed at consumption), and the gratuity protocol at week-end ($400 to $1,200 per staff member, paid in cash on departure).

The methodology.

The ranking is built from four inputs: on-site stays (we have stayed in five of the twelve across 2023, 2024, and 2025), site visits without stay (5 properties), management interviews (all 12, conducted between November 2025 and April 2026), and verified guest reports from readers who booked through us. The list is refreshed quarterly. The last refresh was May 2026. The next is August 2026.
