Peak seasonDecember to early April
7BR Le Morne band€5,500 to €22,000 / wk
Last updated2026-05

Mauritius is the rare Indian Ocean villa market where catered service is the default and not the premium add-on. A seven-bedroom villa in Le Morne with a daily cook, two housekeepers, a gardener, and a pool attendant runs €5,500 to €22,000 per week on Maurice Villas as of May 2026. The same architectural and service footprint in the Caribbean runs three to four times higher. The trade-off is the flight time (10 to 12 hours from Europe, 18 to 22 hours from North America) and a less-known restaurant scene than the equivalent Caribbean alternatives.

The peak window runs November through April. Christmas and New Year carry a 25 to 60 percent premium over the rest of the high season. October and April are the value windows for weather, with the warm-season temperatures intact and the rain and humidity lower than December or January. May through September is the cooler dry season, with water still at 22 to 25 C and the best surf window on the south coast.

The areas that matter divide along the coast. Grand Baie (north) holds the busiest restaurant scene and the strongest villa cluster for short trips. Le Morne and Wolmar (west) hold the dramatic landscape and the strongest sunsets. Belle Mare and Trou d’Eau Douce (east) hold the calmest lagoon water. Bel Ombre and Anahita are the gated resort estates with branded amenity. Tamarin and the south are surf-led. Port Louis is the working capital, not a villa base.

The rest of this page is the structured guide. Best villas by group size, what area is for what trip, peak vs shoulder math, the catered-villa norm, the cyclone-season question, and the villas we considered and did not recommend.

Section I  ·  The Areas

Where to actually book.

Drive from SSR Airport, beach access, and what each area is for.

No. I

Grand Baie (north).

Drive from SSR: 60 minutes. Beach: walkable from most villas (Mont Choisy, La Cuvette). Format: the busiest north-coast village. Restaurants, bars, water sports cluster. Best for groups that want walkable dinner and the densest activity scene. Maurice Villas lists 9-bedroom inventory in the area at €685 to €4,850 per night.

No. II

Le Morne (west / south-west).

Drive from SSR: 60 minutes via south motorway. Beach: Le Morne peninsula. Format: the dramatic landscape pick. Le Morne Brabant mountain (UNESCO) defines the view. Strong kite-surfing window May to September, with the consistent southeasterly trade wind on the lagoon. Maurice Villas lists a 7-bedroom 5-bath property at €790 to €3,162 per night.

No. III

Bel Ombre (south).

Drive from SSR: 50 minutes. Beach: sheltered lagoon. Format: gated resort estate, branded anchors (Heritage, Outrigger Mauritius). The right pick for buyers who want the resort backstop (room service, beach club, kids’ clubs). Smaller villa inventory than the open-market areas.

No. IV

Anahita (east).

Drive from SSR: 50 minutes. Beach: private resort lagoon. Format: gated estate, Four Seasons Anahita anchor, Ile aux Cerfs access. The east-coast resort-format pick. Calmer water than the west coast. Strong for honeymoons and families.

No. V

Belle Mare (east / north-east).

Drive from SSR: 55 minutes. Beach: 7 km of white sand. Format: open-coast villas, hotel-cluster adjacent (Constance, Long Beach, Le Saint Géran). Strongest white-sand beach on the island. Less villa inventory than Grand Baie but better beach.

No. VI

Tamarin / Black River (west / surf coast).

Drive from SSR: 55 minutes. Beach: Tamarin Bay (surf), La Preneuse (calm). Format: west-coast villa cluster, surf-led, sunset-led. Quieter than Grand Baie. Right for active groups (surf, sailing, dolphin tours).

Three areas we would not book a villa week in: Port Louis (working capital, no real villa footprint), Flic en Flac strip (high-rise hotel density, weaker villa inventory), Pereybere apartment zone (densely built holiday-apartment area, not a villa base).

Section III  ·  The Cost Data

What a Mauritius villa actually costs.

Headline rates by bedroom count and season. Mauritius villa pricing is most commonly published per night, not per week. Before VAT (15%) and food provisioning at cost. Verified May 2026.

Bedroom count Christmas / NY (per night) Peak (Nov to Apr) Shoulder (Oct, Apr) Off (May to Sep)
3 BR catered€680 to €1,200€400 to €750€300 to €550€250 to €450

7 BR Le Morne€2,800 to €5,500€1,500 to €3,200€1,000 to €2,200€790 to €1,600
9 BR Grand Baie€3,800 to €8,000€2,200 to €4,850€1,400 to €3,200€1,000 to €2,200

Rates are nightly, before Mauritius VAT (15%), staff gratuities (€500 to €1,200 per staff for a week, typically 3 to 6 staff), and food provisioning (settled at cost on the final day, €40 to €90 per guest per day depending on menu). Cook and housekeeping are typically included in the rate on catered listings. Maurice Villas Le Morne 7BR band of €790 to €3,162 per night is the cited published rate as of 2026-05-14.

Section IV  ·  The Catered Norm

How the full-staff villa works.

Mauritius runs on catered villa service in a way that most other Indian Ocean destinations do not. The local labor market and the established hospitality tradition mean a catered villa with cook, two housekeepers, gardener, and pool attendant is the default sale on the major operators (Maurice Villas, Villanovo, Le Collectionist). The cook prepares breakfast and either lunch or dinner daily. Food is at cost, billed on the final day.

The local cuisine is the strongest meal of the trip for most groups: Creole curries, grilled lagoon fish, vanilla-marinated chicken, palm-heart salad. The cook will shop in the village markets and stock the kitchen. For groups that want a tasting-menu register, an independent chef booking through one of the resort hotels (Constance, Saint Géran, Royal Palm) for one or two nights covers the higher-end ask. For most groups, the in-villa cook is the right tool for the week.

The line-item value of the catered staff at industry rate is €450 to €900 per day. The catered villa is typically priced 10 to 30 percent above the equivalent un-catered villa of the same footprint. The math is favorable on any stay of 5 nights or more. For a 3-night stay, the un-catered option with a single restaurant dinner per night is the cleaner choice. We document this case-by-case on the individual villa pages.

The full-staff catered Caribbean comparison is informative: Mauritius runs at roughly 35 to 50 percent of the headline rate of a comparable full-staff Caribbean villa for the same bedroom count and amenity. The trade-off is the flight time. For a group that has done the Caribbean and wants the same service register at a different price point, Mauritius is the closest like-for-like the industry sells.

Section V  ·  The Cyclone Question

What the summer storm season means.

Cyclone season in the southwest Indian Ocean runs November through April, with the highest probability in January and February. Mauritius sits south of the Madagascar storm track but is occasionally clipped. The actual storm-disruption rate over the last decade is around 6 to 9 percent of summer weeks. The named-storm direct hit rate is roughly 1 storm every 3 to 5 years.

Resort estates (Anahita, Bel Ombre, Le Morne) hold strong cyclone protocols: 72-hour evacuation window, hardened structures rated to Class 3, on-site shelter, and a clear refund process if the cyclone class triggers a Mauritius Meteorological Services Cyclone Warning Class 3 or 4. The Class 3 warning typically suspends the airport.

Travel insurance with named-storm coverage is recommended for any Mauritius booking in January or February, and for any Christmas-week booking that crosses into early January. The premium is small (typically 4 to 8 percent of the trip total). The disruption protection covers the airport-closure scenario, which is the most common version of a cyclone-affected trip.

The villa contract clause to verify: does the operator refund or rebook in the event of a Mauritius Meteorological Services Cyclone Warning Class 3 or 4 issued within 72 hours of arrival? The major operators all do. Smaller independent contracts vary.

Section VI  ·  The Disclosure

Villas we passed on.

Seven properties currently advertised across the major Mauritius platforms that we did not include in our editorial list.

  • Flic en Flac strip six-bedroom listed at €1,200 / night peak. Property is on the main coast road. Traffic noise from 6 am. Listing photography crops the road out.
  • Grand Baie center four-bedroom listed at €900 / night peak. Beach claim is 200m walk. The walk crosses a busy road with no marked pedestrian crossing. Family with young children should not book.
  • Tamarin three-bedroom listed at €650 / night peak. Catered listing. Cook quality complaints across the 2024 and 2025 seasons. Documented in our inbox.
  • Belle Mare seven-bedroom listed at €4,500 / night peak. Beach erosion has narrowed the property frontage to 6m. Listing photography is from 2018.
  • Pereybere five-bedroom listed at €1,500 / night peak. Property is part of a holiday-apartment block. The villa designation in the listing is misleading.
  • Le Morne eight-bedroom listed at €3,800 / night peak. Cyclone-clause refund process unclear. Owner refuses to commit on the 72-hour-Class-3 trigger.
  • Anahita six-bedroom listed at €3,200 / night peak. Four Seasons beach club access claimed in listing, confirmed unavailable for this villa on a 2025 site visit. Access requires separate hotel booking.
Section VII  ·  Mauritius Beyond the Villa

Where to eat, drink, and sleep off the property.

The villa is the destination. The Grand Baie dinner, the Domaine de Bel Ombre lunch, the Tamarin sunset still matter.

Section VIII  ·  FAQ

The questions readers ask.

What is the minimum stay in Mauritius in peak season?

Seven nights is the standard minimum across the November to April high season. Christmas and New Year often hold a 10 or 14 night minimum. Off-season (May to October) opens to 4 or 5 nights.

When is the best time to visit Mauritius?

November through April is the warm tropical season. December and January are humid with cyclone risk. October and April are the value windows for weather (lower humidity, lower rain, water still at 25 to 27 C). May to October is the cooler dry season, which is the best window for surfing on the south coast.

Is a catered villa worth the premium?

Yes for most groups. Catered service in Mauritius means staff including a cook handle breakfast and one other meal daily, with food at cost. The full-staff catered standard is the local norm. For groups of 6 or more, the catered villa is typically the better trip.

Is a car necessary in Mauritius?

Yes. Mauritius is 65 km north-to-south and the resort estates are spread across the coast. Most villas include one car for the week. Driving is on the left.

What is the typical deposit structure for a Mauritius villa?

Mauritius villas typically run 25 to 35% on confirmation, balance 60 days before arrival. Christmas and New Year contracts shift to 50% on confirmation. Security deposit of €1,500 to €6,000 is held against damage.

How early should we book for Christmas in Mauritius?

The top 15 villas for Christmas and New Year commit by the previous June. For Christmas 2026, June 2026 is the safe window. By September, only the secondary inventory remains.

Which Mauritius coast is best for a villa week?

The west coast (Le Morne, Wolmar, Flic en Flac) holds the most dramatic landscape and the best sunsets. The east coast (Belle Mare, Anahita, Trou d’Eau Douce) holds the calmest lagoon water and the longest white-sand beaches. The north (Grand Baie) is the busiest restaurant scene.

What is the cyclone risk?

Cyclone season runs November through April. The actual storm-disruption rate over the last decade is around 6 to 9% of summer weeks. Resort estates hold strong cyclone protocols including 72-hour evacuation timelines. Travel insurance with named-storm coverage is recommended.

What is the tipping norm for villa staff?

Five hundred to 1,200 USD per staff member for a week, paid in cash on the final day. Typical catered-villa staff is 3 to 6 people across cook, housekeeping, gardener, pool, and (on larger properties) butler.

Are weddings allowed at most Mauritius villas?

Roughly 12 villas in our editorial list permit weddings of 50 to 120 guests. The Mauritian civil marriage process for non-residents is well-established (3-day residency requirement before the ceremony). Most resort estates have an on-site wedding planner.
