The Hamptons in 2026 is a buyer’s market for the first time in seven seasons. Trade press in late 2025 and early 2026 documented a 30% decline in seasonal-rental volume year-over-year, with average asking rents off 8 to 15% against the 2024 high. Plum Guide’s 22-property Hamptons collection holds the best of the platform inventory (Want For Nothing, Sea Aster, Hamptons Hideaway, and Straight Down the Middle among them), with Onefinestay adding the second tier and the local brokers (Sotheby’s East End, Corcoran, Bespoke, Halstead) holding the rest. The standard rental unit is the month, the two-month, or the Memorial Day to Labor Day full season. Short-term weekly rentals run into the 14-day minimum rules at most properties.
The peak season is Memorial Day weekend through Labor Day. The third and fourth weeks of August are the social peak, with the Hampton Classic horse show at the Bridgehampton showgrounds (last week of August through Labor Day weekend) as the calendar anchor. Rates drop 30 to 50% against the August peak in the Labor Day to Columbus Day window. Indian summer here is the strongest value on the East Coast: the ocean reads 70F to 72F through September, the August foot traffic is gone, and the harbor restaurants run on a normal cadence.
The towns and villages that matter are East Hampton (the social anchor, the highest-priced inventory), Southampton (the longer history, the Meadow Lane oceanfront), Bridgehampton (between the two, the Hampton Classic week), Sag Harbor (the harbor town, the only one with real walkable village), Amagansett (the smaller village, the Maidstone-adjacent coast), Montauk (the eastern point, surfer-adjacent, 2 hours 30 from Manhattan), North Haven (the wooded peninsula between Sag Harbor and Shelter Island ferry), Water Mill (the inland-pond country), and Wainscott (the wedge between East Hampton and Sagaponack). Each runs a different rental cadence and a different price band.
