Section I · The Ranked Twelve
From best to twelfth.
Sorted by what each villa does well at its rate. Sugar Beach Viceroy and Cap Estate hold the editorial top tier. Marigot Bay is the calm-inlet alternative. Soufrière hillside and Rodney Bay carry the smaller-group picks.
No. I
Sugar Beach Hideaway five-bedroom (Viceroy, Soufrière).
Bedrooms: 5. Sleeps: 10. Area: Sugar Beach Viceroy, Soufrière. Christmas rate:. Included: private pool, in-villa cook and butler from the resort, daily housekeeping, full Sugar Beach Viceroy resort access, Jalousie Beach access. Not included: helicopter from UVF, wedding planner premium, spa.
Why it ranks here: the editorial number one for a 10-guest Pitons-view week. The Sugar Beach Hideaway is the rental product within the Viceroy footprint with the resort’s back-of-house behind the in-villa cook and butler. Wedding-permitted with the resort planner. Verified within the Sugar Beach Viceroy accommodations roster on viceroyhotelsandresorts.com 2026-05-14. Right for a milestone group that wants the picture and the resort backstop in one address.
What we would change: the resort-side dinner reservations book out for Christmas and New Year weeks by the previous summer. Have the in-villa cook handle five of the seven dinners and use the resort restaurants for two.

No. II
A Cap Estate seven-bedroom, Smugglers Cove side.
Bedrooms: 7. Sleeps: 14. Area: Cap Estate. Peak rate: $32,000 to $58,000 / week. Included: full staff of six, butler, cook, two cars, twin pools, tennis court, gym, walk to Smugglers Cove (3 minutes). Not included: wedding planner above 40 guests, helicopter from UVF, sommelier upgrade.
Why it ranks here: the premium Cap Estate pick at the 14-guest tier. The Cap is the calm-swim side of the island and Smugglers Cove is the strongest of the three Cap beaches. Twin pools cover the noise-separation between adults and children. Full staff of six with cook included is the test most Caribbean villas at this rate clear; St Lucia at Cap Estate clears it as standard.
What we would change: the tennis court has no shade. For an early-afternoon match in February, players will not last. Move the court time to 7am or 5pm.

No. III
A Cap Estate five-bedroom, Cariblue side.
Bedrooms: 5. Sleeps: 10. Area: Cap Estate. Peak rate: $14,000 to $32,000 / week. Included: housekeeping, butler, cook five days a week, two cars, walking distance to Cariblue Beach, infinity pool. Not included: sixth and seventh dinner from the in-house cook, helicopter from UVF, dedicated tennis access.
Why it ranks here: the Cap Estate workhorse at the 10-guest tier. Walking distance to Cariblue Beach. Full butler-and-cook standard included at this rate, which is the Caribbean norm at Cap Estate and not at Marigot Bay or Soufrière town. Right for two couples and a family of six who want the calm-swim coast.
What we would change: the cook is five days. For a seven-night stay, hire dinner-out on two nights at The Cliff at Cap or Dasheene at Ladera, or pay the cook for the additional two nights on inquiry.

No. IV
A Cap Estate nine-bedroom estate.
Bedrooms: 9. Sleeps: 18. Area: Cap Estate. Christmas rate: $58,000 to $95,000 / week. Included: full staff of eight including two cooks, twin pools, gym, tennis, screening room, three cars. Not included: wedding service above 120 guests (book on application), helicopter from UVF, additional housekeeping during a wedding week.
Why it ranks here: the largest detached villa on the Cap. Twin pools, gym, tennis, screening room, eight even-quality bedrooms across nine rooms. Wedding-permitted to 120. Right for a milestone group with multiple households and a single anchor week. Confirm the staff augmentation plan for full occupancy.
What we would change: the screening room is built into the lower level and the AC capacity drags when both pools are running. The owner has been told. The fix is on the 2026-27 capital plan.

No. V
Sugar Beach two-bedroom Beachfront Bungalow (Viceroy).
Bedrooms: 2. Sleeps: 4. Area: Sugar Beach Viceroy, Soufrière. Peak rate:. Included: plunge pool, butler, direct Jalousie Beach access, full Sugar Beach Viceroy resort access. Not included: wedding service, in-villa cook (the resort restaurants are the default), helicopter from UVF.
Why it ranks here: the honeymoon-grade Pitons-view stay verified in the Sugar Beach Viceroy accommodations roster May 2026. Two couples or a couple with two adult children. Direct beach access, plunge pool, butler. The number-one Pitons view at the smallest footprint.
What we would change: the in-villa cook is not the default; meals are at the resort restaurants. For a quiet-dinner-in week, hire the in-villa cook through the resort concierge on inquiry.

No. VI
A Cap Estate ridge six-bedroom Reserve villa.
Bedrooms: 6. Sleeps: 12. Area: Cap Estate ridge. Christmas rate: $26,000 to $48,000 / week. Included: full staff of five, butler, cook, two cars, infinity pool, view to Pigeon Island and Martinique. Not included: helicopter from UVF, beach access (the ridge sits 12 minutes by car from Smugglers Cove), wedding planner.
Why it ranks here: the view-and-swim combination at the 12-guest tier. Hillside above Smugglers Cove with the view to Pigeon Island, two cars to handle the beach commute. Right for a family of 12 who want the view as the property and the beach as a 12-minute drive rather than a walk.
What we would change: the access road runs up a 14% grade. For elderly guests or a group with small children, this is a meaningful factor. Confirm before booking.

No. VII
A Marigot Bay three-bedroom inlet villa.
Bedrooms: 3. Sleeps: 6. Area: Marigot Bay. Christmas rate: $11,000 to $18,000 / week. Included: housekeeping, gardener, pool, AC, walk to Marigot Bay Resort for dinner, tender to Marigot Beach. Not included: butler, in-villa cook (book on inquiry), second car.
Why it ranks here: the walking-village pick at the small-group tier. Inlet-side position with tender access to Marigot Beach. Walk to the Marigot Bay Resort dinner options. Right for two couples or a family of six who want the calmest water on the island and the smallest-property polish.
What we would change: the inlet is calm but it is also still. Mosquito repellent service is essential at dusk. Hire it weekly rather than nightly.

No. VIII
Combined Sugar Beach Hideaway buyout (Viceroy).
Bedrooms: up to 16 (combined). Sleeps: up to 32. Area: Sugar Beach Viceroy. Christmas rate:. Included: private pools across the combined Hideaway villas, in-villa cook and butler per villa, full Sugar Beach Viceroy resort access. Not included: helicopter from UVF for each guest, wedding planner premium, full island-buyout pricing.
Why it ranks here: the Piton-side milestone configuration. Book three or four of the Hideaway villas together for a milestone group with the full Sugar Beach Viceroy behind you. Plan with the resort director at least six months ahead.
What we would change: the combined buyout requires aligning Christmas-week availability across the Hideaway villas. The earliest booking window opens 18 months out for this combination. Book by the previous June for the following Christmas.

No. IX
A Soufrière hillside four-bedroom Pitons-view villa.
Bedrooms: 4. Sleeps: 8. Area: Soufrière hillside. Peak rate: $12,500 to $22,000 / week. Included: housekeeping, gardener, pool, cook, Pitons view from the upper terrace. Not included: direct beach access (use the tender to Sugar Beach or Anse Chastanet), helicopter from UVF, butler.
Why it ranks here: the view-led pick at the 8-guest tier. Hillside above Soufrière town with a direct line on the twin Pitons from the upper terrace. Cook included. Right for two couples and a family of four who want the picture without the resort tier price.
What we would change: sea access is by tender to Sugar Beach (10 minutes) or by car to Anse Chastanet (12 minutes). Plan the swim around the boat or the drive; do not expect a beach walk from the villa.

No. X
A Cap Estate four-bedroom golf-side villa.
Bedrooms: 4. Sleeps: 8. Area: Cap Estate (golf-side). Peak rate: $10,500 to $18,500 / week. Included: housekeeping, cook three days, pool, one car, walking distance to the Cap Estate Country Club. Not included: butler, second car, golf privilege beyond the rack discount at the Country Club.
Why it ranks here: the golf-led pick on the Cap. Walking distance to the Cap Estate Country Club, fairway frontage, three-day cook. Right for two couples or a family of eight who want golf as the spine of the week and Cariblue as the afternoon swim.
What we would change: the three-day cook is the tight constraint. For a week of dinners-in, hire the cook for the additional days on inquiry.

No. XI
A Marigot Bay six-bedroom harbour estate.
Bedrooms: 6. Sleeps: 12. Area: Marigot Bay. Peak rate: $18,000 to $32,000 / week. Included: full staff of four, butler, cook, two cars, walk to the harbour, tender access. Not included: wedding planner, second sous-chef, helicopter from UVF.
Why it ranks here: the larger Marigot Bay pick. Harbour estate with the village within walking distance, six bedrooms across two levels with even sleep quality, full staff including butler and cook. Right for a multi-family group of 12 who want the calm-inlet position and the harbour-village walk.
What we would change: the harbour generates yacht-tender traffic between 7am and 9am on Saturdays during the season. The morning swim is better off the property pool than off the dock.

No. XII
A Rodney Bay five-bedroom Reduit-side villa.
Bedrooms: 5. Sleeps: 10. Area: Rodney Bay / Gros Islet. Peak rate: $9,500 to $16,500 / week. Included: housekeeping, pool, walking distance to Reduit Beach, IGY Rodney Bay Marina at the door for sailing. Not included: butler, cook (book per night on inquiry), Friday Jump-Up insulation.
Why it ranks here: the only Rodney Bay villa we keep on the list. Most of Rodney Bay fails on Friday-night noise (see the passed-on section). This property sits two rows back from the strip on the Reduit side and holds the residential profile. Right for a sailing-led group with the IGY marina at the door.
What we would change: the Friday Jump-Up runs until 3am in Gros Islet from January through April. Light-sleepers should request the rear-allocation rooms.
