The Maldives is the only villa market where the product is the resort. Outside the 32 resorts that hold genuine multi-bedroom inventory, there is no independent villa rental market. Plum Guide, Le Collectionist, and Onefinestay do not operate atoll-side. The booking channel is the resort website (or the in-house travel agent partner), and the “villa” is the over-water-with-pool unit, the beach-pool residence, the multi-bedroom reserve, or the full-island buyout.
The four headline private-island and private-reserve products are Four Seasons Private Island Voavah (Baa Atoll, 5-acre seven-bedroom buyout for up to 22 guests, verified via Four Seasons and Vladi Private Islands May 2026), Soneva Jani 4-bedroom Reserve (Noonu Atoll, the headline Soneva product), Velaa Romantic Residence (Noonu Atoll, part of the 43-villa-plus-two-residence Velaa Private Island configuration), and Cheval Blanc Randheli Owner’s Villa (Noonu Atoll, the LVMH single-property answer for a family). The rest of the list ranges down to the three-bedroom Beach Pool Residence at Anantara Kihavah and the Ocean Reserve at Six Senses Laamu.
The ranking below is by quality at the format the entry occupies. Number one (Voavah) is not the most over-water; it is the only true private-island buyout in the country with the operational depth to deliver the format. Prices are weekly, peak (December 21 to January 2 plus February half-term), before seaplane transfer ($580 to $1,100 per adult round-trip), Maldives green tax ($6 per person per night), service charge (10% standard across the resorts), and incidentals.
