The Ibiza villa market splits along three lines. The first is geography: San Jose and the southwest coast (Cala Jondal, Cala Conta, Es Cubells) versus Santa Eulalia and the east coast versus San Juan and the northern hinterland. The second is trip-shape: club-built versus family-built versus wedding-built. The third is price: the August median lands around €21,000 per week on a strong six- to eight-bedroom property, with ultra-luxury inventory running €120,000 to €250,000 and beyond.
The platform that runs the deepest Ibiza inventory is Le Collectionist. The agency holds the largest single ranked set of properties on the island, with the strongest concentration in San Jose and Es Cubells. Plum Guide and Onefinestay carry adjacent inventory; the rest of the market runs through direct management companies and a long tail of agency listings.
The ranking below is by quality at the villa’s price point, not by absolute luxury. The number-one villa is not the most expensive. It is the one we would book first given the choice across all twelve. Prices are weekly, peak (mid-July through end-August), before service (8 to 12%), Spanish VAT, staff gratuity (10 to 15% standard on the island), and chef-and-stylist costs.
