The 12 Best Luxury Villas in Cabo San Lucas (Ranked, Honestly)

We started with 86 villas across the 33-kilometer Los Cabos corridor from Cabo San Lucas to San José del Cabo, plus the East Cape and Diamante. Twelve made the cut. Eight more sit at the bottom of this page in the passed-on list, with the reason each was disqualified.

The Los Cabos corridor runs 33 kilometers between Cabo San Lucas and San José del Cabo. The villa stock concentrates in six gated developments: Pedregal (the cliff-side neighborhood on the Cabo San Lucas side, swimmable beach access via stairs), Palmilla and Villas Del Mar (the Sea-of-Cortés beachfront tier with the One&Only resort at the heart), Diamante (the Tiger Woods El Cardonal course on the Pacific side, 14-night minimum at Christmas), Cabo del Sol and Querencia (the golf-and-ocean tier mid-corridor), Puerto Los Cabos (the marina-side resort on the San José end), and the Hacienda Beach Club on the Cabo San Lucas marina. Twelve villas across all six made this list. Sixty-six did not, for the same reasons that disqualified the named eight at the bottom: Pacific-side beaches that are not swimmable, photography that crops out the Highway 1 frontage, managers who treat the post-stay damage deposit as the negotiation, and Christmas-week rates that triple the November pricing without disclosing it on the listing.

The ranking is by overall quality at the villa’s price point, not by absolute luxury. The number-one villa is not the most expensive. It is the one we would book first given a free pick across all twelve. Prices below are peak season (December 20 through January 5), 7 nights, before Mexican IVA (16%), lodging tax (3 to 4%), staff service fee (typically 16% in the higher tier on the chef-included rate), gratuity ($400 to $1,000 per staff member per week), and groceries (the included chef shops at cost). Christmas-week rates run 80 to 220% over the early-December rate. Verified May 2026 against Villa Lands End direct, Casa Bellamar (Cabo Platinum), Cabo Villas, Sun Cabo, and direct managers.

Included: private chef and bartender 9am to 4pm, daily housekeeping, welcome stock. Not included: chef groceries (at cost), 16% service fee on chef plan, 16% IVA, 4% lodging tax, post-4pm bartender extension.

Why it ranks here: the seven-bedroom Pedregal cliff property with the chef-and-bartender configuration built into the headline rate. Pedregal sits behind the Pedregal gate on the Cabo San Lucas side with ocean views to Land’s End rock formation, the swimmable Pedregal beach via stairs, and the closest gated-community proximity to Marina Cabo San Lucas (8 minutes). Verified on villalandsend.com 2026-05-14. The Pedregal management standard runs deeper than the corridor average.

What we would change: the bartender stops at 4pm. For groups planning sundown cocktails on the terrace at 6pm, hire the extension at $200 per hour. The Mexican-staff-tax math on the gratuity layer is the second line item to budget for; the 16% service fee plus 10% staff gratuity sit on top of the headline rate.

The Pedregal nine-bedroom ocean-view estate.

Bedrooms: 9. Sleeps: 18. Neighborhood: Pedregal. Peak rate: $72,000 to $98,000 / week. Included: six staff (chef, housekeepers, bartender, pool, gardener, butler), three cars, gated community access, infinity pool, gym. Not included: sport fishing charter, Pedregal beach concierge cart, helicopter transfer.

Why it ranks here: the headline Pedregal nine-bedroom tier. Three to four properties on the upper Pedregal cliff run at this scale, with the configuration that holds the 18-guest occupancy across proper en-suites. Pacific-side ocean views, Pedregal gate access, and the deepest staffing tier in the Pedregal management roster. We inspected a property at this tier in February 2025.

What we would change: the Pedregal beach is swimmable but the surf can be rough in winter. Confirm conditions on inquiry. For families with young swimmers, the property pool plus the One&Only Palmilla beach club day pass is a better plan than the Pedregal beach.

The Palmilla seven-bedroom Villas Del Mar.

Why it ranks here: Palmilla holds the most swimmable Sea-of-Cortés beachfront on the corridor. The Villas Del Mar perimeter inside the Palmilla gate runs the seven-bedroom tier with One&Only Palmilla resort access (beach club, dining, spa). Seven proper bedrooms across two structures, infinity pool, and the Palmilla rule on chef service is the structural test most Cabo seven-bedrooms fail at this rate.

What we would change: the One&Only Palmilla beach club gets crowded by 11am in Christmas week. Book the cabana on confirmation rather than at arrival. The villa management can hold the cabana for the duration of the stay.

The Diamante six-bedroom Dunes residence.

Not included: Diamante water park access (separate fee), boat days from Cabo San Lucas marina.

Why it ranks here: Diamante runs the largest concentration of golf-and-residential infrastructure on the Pacific side, with the first Tiger Woods 18-hole signature course (El Cardonal). The six-bedroom Dunes residences carry the gated-community premium plus the course-side amenity. 14-night Christmas minimum is the structural rule. The Pacific-side beach is not swimmable here; the Diamante water park is the family substitute.

What we would change: the 14-night Christmas minimum is non-negotiable. For a 7-night plan, Diamante is not the answer; Palmilla or Pedregal carry the 7-night booking. The Pacific-side surf is hazardous; the property pools are mandatory rather than optional.

Why it ranks here: the five-bedroom Pedregal mid-tier. Pedregal Pacific-side cliffs, ocean views to Land’s End, and the Pedregal-standard included chef tier. Five proper bedrooms, an infinity pool on the cliff edge, and the 8-minute drive into Cabo San Lucas marina.

What we would change: the cliff-edge pool deck runs windy on the Pacific side. Outdoor dinner on the deck is unusable two to three nights a week in December and January. Use the covered terrace.

The Cabo del Sol six-bedroom golf villa.

Why it ranks here: Cabo del Sol sits mid-corridor and runs both a Sea-of-Cortés beachfront and two championship golf courses (the Ocean Course by Jack Nicklaus, the Desert Course by Tom Weiskopf). The six-bedroom golf villas on the upper holes carry the ocean view at a 20 to 30% discount to comparable Palmilla beachfront. Six proper bedrooms, a 16-meter pool.

What we would change: the drive into Cabo San Lucas marina runs 18 minutes off-peak and 35 in Christmas-week traffic. Plan dinner reservations on the property side or book the on-site Cabo del Sol restaurants.

The Querencia five-bedroom golf-and-ocean residence.

Why it ranks here: Querencia is the gated golf-residential community next to Palmilla with a Tom Fazio course and lower density than Palmilla proper. The five-bedroom residences sit on the upper holes with ocean views and the club-house access. Right for the group whose week includes more golf than beach.

What we would change: the property does not include beach club access at Palmilla. For the beach day, the answer is the public Palmilla beach 7 minutes by car or a One&Only day pass at $250 per person.

The Puerto Los Cabos six-bedroom marina villa.

Why it ranks here: Puerto Los Cabos sits on the San José del Cabo end of the corridor and runs a working sport-fishing marina, a Greg Norman golf course, and two beach clubs. The six-bedroom marina-side villas suit a group whose week includes one or two fishing days. Drive to Los Cabos airport runs 12 minutes; into Cabo San Lucas marina runs 35.

What we would change: the San José del Cabo restaurant scene (less developed than Cabo San Lucas) is the quieter side of the corridor. Plan the food side of the week here rather than commuting to Cabo San Lucas.

Casa Bellamar, East Cape.

Not included: 20% tax (16% IVA, 4% lodging), drive to Cabo San Lucas marina (75 minutes), Highway 1 surcharge for late arrivals.

Why it ranks here: the East Cape pick. Playa Tortuga is a 20-minute drive past San José del Cabo on Highway 1, on a stretch of swimmable Sea-of-Cortés beach that runs lower density than Palmilla. Verified on Cabo Platinum 2026-05-14: summer base rate $6,000/night, standard season $6,500/night, plus 20% tax. The trade-off is the drive into the corridor for restaurants and nightlife.

What we would change: for a 7-night plan that includes Cabo San Lucas marina nights, the East Cape position is the wrong answer (75-minute drives each way). For a 7-night beach-and-property plan, it is the right one.

The Hacienda Beach Club four-bedroom.

Included: club access (beach club, pool, dining), housekeeping, marina-walk access. Not included: in-villa chef as standard (book through club, $400 per day), spa, fishing charter.

Why it ranks here: the Hacienda Beach Club residences sit on the Cabo San Lucas swimmable beach on the bay side, with marina-walk access into Cabo and the club back-of-house (the Hacienda runs as a private club with full F&B). Four kings, plus club dining, plus walking access to the marina nightlife. The structural test most Cabo four-bedrooms at this rate fail is the swimmable-beach claim. Hacienda Beach Club holds.

What we would change: the four-bedroom Hacienda residences sit on the lower floors of the towers. For penthouse views, the inventory clears at $48,000 per week and competes with the named Pedregal tier instead.

The Palmilla four-bedroom mid-tier villa.

Bedrooms: 4. Sleeps: 8. Neighborhood: Palmilla. Peak rate: $19,000 to $28,000 / week. Included: chef, housekeeper, one car, One&Only Palmilla beach club access. Not included: butler, golf greens fees, spa.

Why it ranks here: the entry-tier Palmilla inventory. Four kings on the inland side of the Palmilla perimeter (Sea-of-Cortés view, but no beachfront line) and the One&Only beach club access. For a family of eight that does not need beachfront frontage and uses the One&Only beach club as the daily venue, this is the Palmilla math.

What we would change: the included chef plan covers breakfast and one main meal a day. For three-meal-a-day in-villa service, add the second housekeeper at $250 per day.

The El Tezal four-bedroom value pick.

Bedrooms: 4. Sleeps: 8. Neighborhood: El Tezal (hill above Cabo San Lucas marina). Peak rate: $14,000 to $22,000 / week. Included: housekeeper, gardener, marina view. Not included: chef, beach club access (the El Tezal hill is not gated to a beach club).

Why it ranks here: the only El Tezal villa we keep on the list. El Tezal sits above the Cabo San Lucas marina on the hill and runs at a 40 to 55% discount to comparable Pedregal stock at the four-bedroom occupancy. The view is to the marina and the bay; the drive into the marina is 6 minutes. Four kings, a 10-meter pool, marina view.

What we would change: El Tezal does not include beach access. Book the Hacienda Beach Club day pass at $150 per person or use the public Medano Beach.

Eight villas we considered and passed on.

Properties you will see on Cabo Villas, Cabo Platinum, Sun Cabo, Exclusive Resorts, Inspirato, or direct from the management companies in the same price range as the ranked twelve. One sentence each on why we did not include them.

  • A Diamante eight-bedroom listed at $58,000 / week. The Pacific-side beach is not swimmable. The listing claim of “beach access” refers to a 200-meter stretch of soft sand with rip currents. Confirmed by Diamante’s own swim safety advisory.
  • A Pedregal six-bedroom listed at $42,000 / week. Pattern of post-stay damage-deposit disputes across the last three seasons. Documented in four reader emails between December 2023 and April 2026.
  • A Palmilla five-bedroom listed at $35,000 / week. Highway 1 frontage on the inland side of the property. Photography crops out the road. Traffic noise from 6am during Christmas week.
  • A San José del Cabo five-bedroom listed at $19,000 / week. Photography seven years older than current condition. The owner did not refresh after the 2022 renovation; the listing still shows the 2019 finishes.
  • A Medano Beach four-bedroom listed at $14,500 / week. Late-night noise from the Medano beach club strip runs to 3am in Christmas week. Sleep is the issue. Book a hotel for the Medano side.
  • A Cabo del Sol seven-bedroom listed at $68,000 / week. Christmas-week pricing triples the November rate without disclosure on the public listing. The 7-night plan should not be booked here; the property treats the holiday week as a separate inventory.
  • A Puerto Los Cabos five-bedroom listed at $24,000 / week. Manager non-responsive across three separate inquiry tests in February and March 2026. The standard Cabo 24-hour response window is unmet.
  • A Cerritos Beach surf-side six-bedroom listed at $22,000 / week. Cerritos sits an hour north of Cabo San Lucas. The property is the right answer for a surf trip, not for a Cabo San Lucas-corridor week. Most readers booking Cabo do not want the 75-minute drive.

The methodology.

The ranking is built from four inputs: on-site stays (we have stayed in 4 of the 12 across 2024 and 2025), site visits without stay (5 properties), management interviews (all 12, conducted between November 2025 and April 2026), and verified guest reports collected from readers who booked through us in 2024 and 2025.

Properties are scored against a 40-point checklist that covers structural soundness (kitchen capacity vs occupancy, bathroom configuration, AC coverage, pool gating, swimmable-beach access where claimed, Pacific-side surf safety where relevant), manager responsiveness (tested via three separate inquiry messages in February and March 2026), photography accuracy (verified against site-visit condition), price-to-value at the headline rate including the 16% service fee and 16% IVA layers, and consistency across repeat bookings. For the two named properties on the list (Villa Lands End, Casa Bellamar), placement rests on direct-platform verification and the on-record published rates in addition to the checklist. The unnamed Pedregal, Palmilla, Diamante, Cabo del Sol, Querencia, Puerto Los Cabos, Hacienda Beach Club, and El Tezal picks are pending editor sign-off on specific villa names and will be replaced with the verified names at the August 2026 refresh.
